Job Summary:
The purpose of the role is to successfully lease vacancies and build sustainable relationships.

The main tasks and responsibilities associated with the position are listed below. This is not an exhaustive list of tasks and responsibilities and any other tasks and/or responsibilities that could be reasonably expected for the position may be required.

Ensure the successful leasing of all vacancies and achieving agreed targets to maximize income:
1.Proactive cold calling and canvassing of tenants.
2.Sourcing suitable tenants for specific identified premises and focused vacancies in terms of leasing strategy. Be innovative in finding suitable tenants to fill difficult vacant space.
3.Reduce vacancies in line with strategy and targets to increase long-term income. Contribute to achievement of budgeted income.
4.Improve the quality and offerings in the buildings under management, considering the tenant mix, area and leasing strategy.
5.Timeous and professional attendance to all incoming leasing enquiries and walk-in customers in a customer centric manner.
6.Ensure the needs and suitability of the potential tenant is accurately assessed and correctly directed to an appropriate building.
7.Ensure all leasing enquires on the CRM system are managed and resolved within the required time frame.
8.Show prospective tenants potential and suitable vacant units.
9.View prospective tenant’s current premises and business operations.
10.Ensure necessary credit risk and background confirmations are performed in line with leasing processes to ensure placement of qualified tenants.
11.Prepare all leasing deals and documents accurately and timeously, to present to prospective tenant for required review and signatures.
12.Communicate specific and special leasing requirements to all relevant stakeholders.
13.Ensure all reports, correspondence and proposals are prepared accurately and is well researched, presented and motivated.
14.Obtain approval of leasing deals from Portfolio Managers/relevant Managers/forums according to Signature of Delegated Authorities (SODA).
15.Follow up on all leads and deals and provide feedback to relevant stakeholders/meetings/forums on performance.
16.Following leasing procedures and policies to execute and facilitate the processing of quality deals and income. Ensure vacancy list and other leasing data is accurate, complete and up to date.
17.Contribute to marketing campaigns and other initiatives to facilitate letting of vacancies.
18.Ensure vacant premises is in a lettable condition.

Facilitate the successful installation of the tenant:
1.Follow business processes in terms of tenant installation requirements.
2.Ensure successful completion and hand over of the premises once the deal has been approved and TI has been completed.
3.Complete handover and ownership of the tenant to the relevant Portfolio/Property Manager as soon as the tenants starts trading.

Conduct market research to ensure that vacancies are filled timeously:
1.Identify possible leads and tenants through market investigations, building visits, observation of business areas, trends, competition and cold calling.
2.Be familiar with all buildings and vacancies in the portfolio to ensure that appropriate tenants are placed for the market, tenant mix, area and agreed leasing strategy.
3. Provide feedback to Property Managers regarding any concerns that will have an impact on the letting of vacancies.
4.Provide input on market rentals and budgets.
5.Contribute to well considered input and suggestions into the leasing strategy.
Relationship Building1.Establish a network of contacts and potential as well as current tenants.
2.Establish rapid rapport with new tenants.
3.Establish good relationships within the industry and specifically external brokers.
4.Maintain good public relations.
5.Build and maintain good relationships within the business and participate as a team player to achieve business objectives.
6.Provide excellent customer service to internal and external customers and ensure stakeholders are kept up to date during the leasing process and on successful conclusion of deals.

Working conditions:Office based. Regular traveling may be required but is dependent on operational needs.

Requirements:
Qualifications & Experience:
1.Matric required.
2.Estate Agencies Affairs Board Competency Certificate (NQF Level 4) preferred.
3.Registration with the Estate Agent Association Board preferred (Fidelity Fund Certificate – Full status).
4.Diploma or tertiary qualification suitable to the Property environment preferred.
5.3-5 years’ experience in sales or leasing required.
6.Code 08 Driver License required.

2.Basic knowledge of MDA preferred.
3.Proficiency in English required.
4.Ability to work under pressure, must be energetic and a fast worker.

8.Sales and customer service orientated.
9.Thorough knowledge and understanding of leasing processes and lease agreements.
10.Accuracy and high quality in preparation of leasing documents.
