Job Title: Centre Manager
Location: Westville, KwaZulu-Natal, South Africa

Job Summary:
Responsible for the overall management and maintenance of the centre and Pharos House to provide long-term profitability, sustainable growth and maximize returns.

Duties and responsibilities:

•Prepare financial strategies, formulate business plans, monitor and control income and expenditure according to business plan objectives
•Formulate annual budget, calculate trading densities, ratio analysis, negotiate contractor’s fees and craft own Key Performance Indicators
•Lease negotiations with tenants, prepare leasing proposals
•All functions related to debtor management including supervision of collection of rental and collection of arrear rental, negotiations regarding financial arrangements with tenants and liaison with attorneys when required
•Responsible for the development of Marketing strategies in conjunction with Marketing professionals
•Prepare management packs/ management reporting
•Other responsibilities will involve but not be limited to the management of external contractors, appropriate relationship building with tenants, staff management and implementation of preventative maintenance plan

Requirements:
Experience:

•Appropriate people management experience is essential
•Sound Marketing experience

Qualifications:

•Minimum Matric plus five years of current Centre / Property management experience
•Advanced Shopping Centre Management certification would be an added advantage

•Excellent verbal and written communication skills
•Well-developed interpersonal skills
•Ability to deliver on time and within budget
•Strong organizational abilities, accuracy and attention to detail
•Strong negotiating skills
•Understanding of financial statements, budgeting and variance reporting
•Knowledge and understanding of merchandising principles
•Sound technical and operations knowledge and understanding
