Job Title: Leasing Consultant – Office Sector
Location: Sandton, Gauteng, South Africa

Job purpose

Responsible for showing prospective tenants’ vacant space, marketing and facilitating negotiations between tenants and Property management and maintaining positive tenant relations.

Duties and responsibilities

• Involvement in the formulation of the optimal leasing strategies for Commercial and implementing those strategies going forward
• Show potential tenants vacant Office space
• Deal with direct enquiries on vacant Office space
• Deal with existing and prospective tenants on renewals (at least 6 months prior to expiry) and new lets
• Drafting of offers to lease to prospective tenants
• Responsible for vacancies of a large Office portfolio Gauteng, which may change from time to time
• Assist with other portfolio leasing enquiries as and when required
• Process letting deals and work with appropriate documentation to complete lease processes
• Involvement in the tenant’s specification process to co-ordinate costings and related operational management with all role players
• Ensure premises are fit for tenant occupation
• Must negotiate deals to optimize profitability for both new deals and renewals
• Keep abreast of Office trends (local and international)
• Build relationships with existing and new Officers
• Assist with the relevant aspects of budgeting process
• Manage small projects and feasibilities regarding leasing within the Portfolio
• Ensure that outstanding leases not finalized are kept to minimum at all times
• All such other reasonable duties required from time to time to effect smooth operation of the portfolio of properties.

Qualifications & Experience

• 3-year Bachelors (Commercial Management or Science)/ Relevant Diploma
• At least 5 years of letting experience in the Office letting field in Gauteng
• Property letting background
• Property marketing and sales background (relevant certificates would be advantageous)

Competencies and Skills

• Excellent negotiating and communication skills with existing major Officers and property players
• Must be able to build rapport with clients and maintain those relations
• Understanding of tenant mix and Office performance statistics such as rent to turnover and trading densities
• Development and/or redevelopment and relocation leasing experience
• Financial skills compiling feasibilities in excel in order to motivate deals
• Good understanding of contract laws
