{"id":36286,"date":"2017-05-15T12:06:16","date_gmt":"2017-05-15T10:06:16","guid":{"rendered":"https:\/\/joblistsouthafrica.com\/?p=36286"},"modified":"2017-05-15T12:06:16","modified_gmt":"2017-05-15T10:06:16","slug":"cima-internship-angor-property-specialists-2017","status":"publish","type":"post","link":"https:\/\/joblistsouthafrica.com\/cima-internship-angor-property-specialists-2017.html","title":{"rendered":"CIMA Internship at ANGOR Property Specialists 2017"},"content":{"rendered":"<p>The Financial Controller assists with the smooth running of the Property Management Division by ensuring the loading and processing of all <span id=\"IL_AD4\" class=\"IL_AD\">monthly<\/span> reports and levy statements timeously.\u00a0<strong>\u00a0<\/strong><br \/>\n<strong><br \/>\n<\/strong><strong>SCOPE<\/strong><br \/>\nThe Financial Controller reports to the General Manager Property Management Division, and is responsible for ensuring the smooth running of the monthly levy statement and monthly report process under supervision of the PM Bookkeeper and Specialist Financial Controller.<\/p>\n<p><strong>RESPONSIBILITIES<\/strong><br \/>\n<strong><br \/>\n<\/strong><strong>Monthly Statement Run\u00a0\u00a0\u00a0<\/strong><\/p>\n<ul>\n<li>Receipting all debtors\u2019 accounts, including non H2H cashbooks<\/li>\n<li>Requesting Investment Account statements from ABSA<\/li>\n<li>Billing all debtors (standard monthly charges)<\/li>\n<li>Loading and updating recurring levy and special levy batches<\/li>\n<li>Checking and confirming that all readings have been received for capturing<\/li>\n<li>Loading and updating all electricity\/ water\/ gas batches as appropriate<\/li>\n<li>Loading and updating fixed charge batches<\/li>\n<li>Adding of manual calculations where appropriate<\/li>\n<li>Creating new tenant accounts<\/li>\n<li>Making adjustments where appropriate<\/li>\n<li>Processing all cheque requisitions, debit order payments, EFT\u2019s bank charges, interest etc<\/li>\n<li>Reconciling of all current accounts as stated on financials<\/li>\n<li>Reconciling of suspense accounts<\/li>\n<li>Reconciling of control accounts<\/li>\n<li>Charging interest on all overdue debtors\u2019 accounts, unless authorized otherwise by Portfolio Specialist<\/li>\n<li>Completion of statement run by sending and\/ or printing statements<\/li>\n<li>Printing of monthly levy statement run report to confirm that all levy statements have been generated and distributed<\/li>\n<li>Printing of monthly levy statement run report to confirm that all levy statements have been generated and distributed<\/li>\n<\/ul>\n<p><strong>Monthly Report Process\u00a0\u00a0\u00a0<\/strong><\/p>\n<ul>\n<li>Scanning and\/ or linking of invoices<\/li>\n<li>Maintaining of priority <span id=\"IL_AD5\" class=\"IL_AD\">rankings<\/span> list<\/li>\n<li>Generating monthly financial report from system<\/li>\n<li>Verifying completeness and accuracy, calculations and accruals to ensure that all priorities and deadlines are met<\/li>\n<li>Verifying, allocating and posting details of all business transactions to journals as appropriate<\/li>\n<li>Addressing queries and corrections\/ adjustments from Portfolio Specialist prior to sending reports<\/li>\n<li>Assisting in sending of monthly financial reports by deadline<\/li>\n<\/ul>\n<p><strong>Queries\u00a0\u00a0\u00a0<\/strong><\/p>\n<ul>\n<li>Assisting cell with any queries on systems and processes on monthly Statement Run and Report Run<\/li>\n<li>Ensuring all cashbooks balance<\/li>\n<\/ul>\n<p><strong>General Duties\u00a0\u00a0\u00a0<\/strong><\/p>\n<ul>\n<li>Assisting the Senior Financial Controller and Bookkeeper<\/li>\n<li>Printing of bank statements as requested<\/li>\n<\/ul>\n<p><strong>MINIMUM QUALIFICATION<\/strong><br \/>\nThe incumbent must have completed an Hons degree in Financial Management from a CIMA aligned institution and have an excellent <span id=\"IL_AD8\" class=\"IL_AD\">command<\/span> of English as written and spoken language.<br \/>\nPrevious bookkeeping experience, specifically in the property industry, will be advantageous. Knowledge of bookkeeping practices and generally accepted accounting principles are recommended.<\/p>\n<p><strong>KNOWLEDGE, SKILLS AND ABILITIES<\/strong><br \/>\nThe incumbent must have proficient knowledge in the following areas:<\/p>\n<ul>\n<li>Ability to establish and maintain effective working relationships with role players<\/li>\n<li>Knowledge of financial administration<\/li>\n<li>Ability to maintain a high level of accuracy<\/li>\n<li>Ability to meet deadlines and grasp the urgency of departmental activities<\/li>\n<\/ul>\n<p>The incumbent must demonstrate the following skills:<\/p>\n<ul>\n<li>Excellent interpersonal skills<\/li>\n<li>Effective verbal and listening communication skills<\/li>\n<li>Attention to detail and high level of accuracy<\/li>\n<li>Numeracy and data entry skills<\/li>\n<li>Ability to do complex calculations<\/li>\n<li>Effective organizational skills<\/li>\n<li>Effective written communication skills<\/li>\n<li>Computer literacy in MS Office<\/li>\n<li>Time and work management<\/li>\n<li>Stress management<\/li>\n<\/ul>\n<p>The incumbent must demonstrate the following personal attributes:<\/p>\n<ul>\n<li>Patience<\/li>\n<li>Be honest and trustworthy<\/li>\n<li>Demonstrate sound work ethics<\/li>\n<li>Be flexible<\/li>\n<li>Be deadline driven<\/li>\n<li>Be a completer\/ finisher<\/li>\n<li>Be able to work independently<\/li>\n<li>Have strict planning, organization and execution skills<\/li>\n<li>Ability to deal effectively with change<\/li>\n<li>Problem analysis and solving<\/li>\n<\/ul>\n<p><strong>WORKING CONDITIONS<\/strong><\/p>\n<ul>\n<li>The incumbent will be based in an open plan office, and will be faced with constant interruptions from different role players.<\/li>\n<li>There are a number of deadlines and expected turn- around times within this position, which may cause the incumbent stress. The incumbent is further required to work accurately with a minimum tolerance for data entry errors.<\/li>\n<li>The incumbent will be required to deal with a wide variety of personalities on various matters.<\/li>\n<li>The incumbent will be required to train new appointees on processes and the system.<\/li>\n<li>The above statements are intended to describe the general nature and level of work being performed by the incumbent of this position.
