Assists the Facilities Manager with all repairs and maintenance, attends to queries and complaints. Supervises and ensures that all facilities\/maintenance duties are being performed satisfactorily. Maintains required stock levels of cleaning equipment, detergents and disposables. Ensures equipment utilised complies with the Occupational and Safety Act.<\/p>\n<p><strong>Duties and responsibilities<\/strong><\/p>\n<p>\u2022To set and implement planned\/preventative\/emergency maintenance in conjunction with the Property and Portfolio Managers, as well as disaster and emergency planning<br \/>\n\u2022To ensure that life cycle planning and preventative maintenance plans over a 3, 5 and 10-year period are set for properties under management<br \/>\n\u2022To ensure effective asset control by setting and managing the asset register<br \/>\n\u2022To implement energy saving programs (\u2018green\u2019 principles), environmental and sustainability methodology in the portfolio<br \/>\n\u2022To prepare and manage the technical budget (Capex and R&amp;M) including forecasts and budget variance reports<br \/>\n\u2022To contribute to the SLA\u2019s for approved service providers in conjunction with the Procurement team<br \/>\n\u2022To ensure that compliance is maintained with building and statutory regulations<br \/>\n\u2022To manage and respond timeously to technical complaints and queries received by clients, and identify trends in complaints<br \/>\n\u2022To manage the relationship with the tenants, including tenant installations and asserting budgetary control<br \/>\n\u2022To conduct inspections, including technical, housekeeping, service contract and Take on and take back inspections<br \/>\n\u2022To manage and coordinate staff activities and deliverables, implementing work schedules and effectively using the company performance and development management system<br \/>\n\u2022To manage both \u201chard\u201d and \u201csoft\u201d services, monitoring the quality of services and deliverables provided by suppliers, ensuring they are within budget by negotiating the advantageous pricing<br \/>\nstructures, as well as effective utilization of municipal and utility management<br \/>\n\u2022To prepare required technical and financial reports and feedback reports to management on issues<br \/>\n\u2022To stay abreast of changing technical market trends<\/p>\n<p><strong>Experience<\/strong><\/p>\n<p>\u20223 to 5 years\u2019 property or Built Environment experience<br \/>\n\u2022Shopping Centre\/Retail Experience essential<\/p>\n<p><strong>Qualifications<\/strong><\/p>\n<p>\u2022Diploma or BSc Property Studies \/ Building Science\/ Facilities Management.<br \/>\n\u2022Relevant Certificate plus 5 years\u2019 experience<br \/>\n\u2022Demonstrable understanding of Property Management<\/p>\n<p><strong>Competencies and Skills<\/strong><\/p>\n<p>\u2022Good knowledge of safety, fire and emergency procedures<br \/>\n\u2022Good knowledge of the Occupational Health and Safety Act<br \/>\n\u2022Computer literate (full MS package)<br \/>\n\u2022Well-developed report writing skills<br \/>\n\u2022Budgeting and cost control experience<br \/>\n\u2022Familiar with service level agreements (SLA\u2019s) and lease agreements<br \/>\n\u2022Stakeholder management skills<br \/>\n\u2022Project Management skills<br \/>\n\u2022Pneumatic experience<br \/>\n\u2022Excellent verbal and written communication skills especially in communication to clients and suppliers<\/p>\n<p><strong>Working conditions<\/strong><\/p>\n<p>\u2022Ability to work after hours and on weekends when required<br \/>\n\u2022Must be willing to a hands-on approach \u2013 electrical, plumbing, HVAC installations, fire regulations.<\/p>\n<p><strong>To apply <\/strong><\/p>\n<p><a href=\"https:\/\/www.jb.skillsmapafrica.com\/Account\/Login?ReturnUrl=%2FCandidate%2FFullRegistration%3FJobKey%3D0e6355c9ca924c0582013297b4923114%26isApplication%3D1&amp;ReturnUrlWithProfile=%2FJob%2FIndex%2F42955%3FAutoApply%3DTrue\"><strong>Click Here!<\/strong><\/a><\/p>\n<p><strong>Application Deadline:\u00a0<\/strong>21\/09\/2020<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Growthpoint provides space to thrive with innovative and sustainable property solutions.
