The Commercial Leasing Department in Pretoria has a position for a Commercial Leasing Manager. If you believe you meet the requirements for this position, then please send through your CV.
The purpose of the job is to manage and provide oversight to the Commercial Leasing department to ensure that vacancies are reduced, quality service is maintained, and that all leasing activity remain compliant to company The main tasks and responsibilities associated with the position are listed below. This is not an exhaustive list of tasks and responsibilities and any other tasks and/or responsibilities that could be reasonably expected for the position may be required.
Concluding new deals:
1.Ensure that all Admin/Leases are executed timeously and accurately.
2.Achieve leasing targets by concluding own new deals and retaining current tenants.
3.Oversee and guide the leasing team to ensure that all set targets and conversion rates are achieved through new deals and retained tenants.
4.Ensure that all leasing enquiries are appropriately directed to suitable vacancies.
5.Ensure that the team actively source new deals (Cold calling, Canvassing, walking the streets).
6.Ensure the team have familiarized themselves with all vacant stock.
7.Coordinate with the Commercial Property Management team to ensure effective management of the vacancy list.
8.Manage the relationship with clients to ensure ongoing business.
9.Management of CRM module/prospective tenants by ensuring the team are continuously updating the status of the leads.
10.Manage all Broker relationships and processes.
Perform financial tasks and duties associated with the role:
1.Prepare monthly deal reports.
Perform administration related functions:
1.Report on vacancies and status thereof.
2.Monthly reports on the performance of the buildings (ClickView reports).
3.Ensure that the coordination between Management, Customer Service and Administration is smooth by managing enquiries.
4.Ensure that the standardized letters/documents and correspondence are issued and filed as per the internal company processes to ensure a comprehensible audit trial.
Perform operational tasks and duties associated with the role:
1.Develop long-term relationships with potential clients.
2.Liaise between customers and cross-functional internal teams to ensure the timely and successful delivery of our premises according to the agreed specifications.
3.Establish and maintain relevant controls and feedback systems to monitor the operation of the department.
4.Build relationships with all stakeholders.
5.Collect and communicate customer requirements to all necessary departments.
6.Collaborate, guide and sign-off marketing promotions and campaigns with the marketing department.
Manage all subordinates to meet required performance standards:
1.Contribute to team efforts by accomplishing related results as needed.
2.Provide feedback on performance on a regular basis.
3.Accomplish department objectives by managing, planning and evaluating department activities.
4.Plan, direct and oversee the operations of the leasing department to ensure sustained expected performance levels.
Ensure that customer enquiries are attended to timeously within the department:
1.Maintain quality service by enforcing quality and customer service standards; analyzing and resolving quality and customer service problems and recommend improvements.
2.Ensure that the team are providing high quality customer service levels by managing the enquiries in a prompt manner.
3.Respond to all client communications or queries.
4.Collect and communicate customer requirements to all necessary departments.
5.Maintain client relations to build excellent reputation for service and to produce repeat business.
Office Based with regular travelling required.
Own transport required.
Qualifications & Experience:
1. Marketing & Sales related qualification or business related qualification is preferred.
2.Estate Agencies Affairs Board Competency Certificate (NQF Level 4) or Fidelity Fund Certificate is preferred.
3.5 years’ experience in a leasing managerial role.
